Moses Lake has been undersupplied on quality new-construction rentals since REC Silicon restarted operations and the Group14/Sila build-outs began. If you're house-hunting from out of state, expect a tighter market than what the public listings suggest, and budget time to act quickly when something opens.
Where most REC Silicon employees end up
Closest to the plant (10–15 minute commute): west-side Moses Lake along Marina Drive and the streets feeding into it. This is also where most new-construction rental inventory has been concentrated. The trade-off: highest demand, lowest vacancy. Slightly further out: areas north of I-90 (15–25 min commute) tend to be more affordable single-family housing.
Lease terms to expect
12-month leases are standard. Some operators (including us) will work with a shorter initial term for relocating employees who want time to look for a home to buy. Pet policies are usually accommodating in this market. Security deposits run 1–1.5× monthly rent depending on credit screening.
Moving fast: practical tips
Set up a Washington-state phone number or use a real one — landlords ignore out-of-state numbers in tight markets. Be ready with proof of employment (REC Silicon offer letter or employee ID), recent pay stubs, and a couple of references. Ask about video tours; most operators here can do them on short notice. Most importantly: when you find a unit that works, apply same-day. Inventory at the new-construction tier moves in days, not weeks.
Schools & family considerations
Moses Lake School District serves the city. School quality varies by specific assigned school — verify zoning before you commit if you have school-age kids. There are also private and charter options. BBCC offers community college and trade programs for trailing spouses.
