The application process, start to finish

Applying at Marina Shore Villas is straightforward and fast. Here's exactly what happens, in order — and the standard we screen everyone against, in compliance with the Fair Housing Act.

    Tour (or request a remote tour)

    See the unit in person, by video, or drive by self-guided. We'll confirm what's available and answer questions before you apply.

  2. 2

    Apply through Hemlane

    Submit your application online through our Hemlane portal. The credit check is a soft pull — no impact to your score.

  3. 3

    Screening

    We screen every applicant against the same standard: no prior evictions, 600+ credit, and gross household income of at least 2.5× the monthly rent, plus a standard background check.

  4. 4

    Decision in 24–48 hours

    Most applicants hear back within one to two business days. Relocating for a job? Tell us — we can often move faster.

  5. 5

    Sign & schedule move-in

    Sign the lease (remotely if you're out of state), pay your deposit, and set a move-in date — typically 1–2 weeks out depending on unit-ready date.
