The terms you'll sign, in plain English. No buried fees, no fine-print surprises — if anything here raises a question, call and we'll walk through it before you commit.
| Lease length | 12-month leases are standard. We'll consider a shorter initial term for relocating employees and contractors when inventory allows — just ask. |

| Deposit | Typically 1–1.5× one month's rent, set by your screening results and quoted specifically once you apply. |
| Utilities | Trash and water are included in most lease structures (confirm at tour). Electricity, gas, and internet are tenant-paid. |
| Renter's insurance | Required for all residents — inexpensive and easy to set up before move-in. |
| Pets | Welcome. $250 non-refundable pet fee, $10/mo per pet, no breed ban. Service animals and ESAs always welcome at no charge. |
| Parking | Free on-site parking — 1 dedicated space with a 2BR, 2 with a 3BR — plus on-street parking. |
| Maintenance | Handled directly by local ownership, not routed through an out-of-state manager. Submit a ticket and we move on it. |
| Renewals | Month-to-month or a fresh term at renewal, depending on what works for you. We want long-tenure residents. |
