The current housing picture
Moses Lake's rental market tightened significantly when Sila, Group14, and REC Silicon began hiring in earnest. Most quality new-construction inventory is concentrated on the west side of the lake along Marina Drive. Older inventory exists north of I-90 and downtown-adjacent, but comes with deferred maintenance.
Neighborhoods for Sila staff
West Marina Drive is the closest new-construction corridor to the Sila facility. It's quiet, residential, and lakefront. North of I-90 is more suburban and generally older. Downtown-adjacent neighborhoods are walkable but mostly pre-2010 inventory.
How to lease before you arrive
Operators in this market accept offer letters, do video tours, and can move from inquiry to signed lease in 24–72 hours. Have your offer letter, references, and proof of income ready. Be prepared to commit same-day when you find the right unit.
What to budget
A modern 2BR townhome runs $1,600–$1,900 for new construction. 3BR: $1,700–$2,100. Older inventory is $1,200–$1,500 but typically lacks in-unit laundry and modern HVAC. Factor in utilities ($130–$220/mo), internet ($50–$90/mo for fiber), and renter's insurance ($10–$20/mo).
